The walk

Five stops. One honest picture.

A folder can be compliant while the building is not. This is the order we walk a small commercial unit — what gets looked at, and why it matters. The plan is generic; the findings never are.

  1. Entrance

    Stop 01 / 05

    What gets checked

    • Approach, step, handrail and lighting
    • Visitor signing-in and site rules
    • First-aid point, accident book, defibrillator
    • Housekeeping at the door — deliveries, leads, wet floors

    Why it matters

The first thirty seconds tell you whether the safety system is alive or just laminated. If the door is cluttered and nobody signs in, the folder upstairs is already out of date.

  2. Fire door

    Stop 02 / 05

    What gets checked

    • Self-closer, latch and the gap at head and jambs
    • Intumescent strips and smoke seals
    • Wedges, hooks and propped doors
    • Escape route clear; final exit opens freely

    Why it matters

A fire door is the one piece of fire strategy everybody touches every day. It is also the first thing to be propped open. If it fails here, it fails when it matters.

  3. Plant room

    Stop 03 / 05

    What gets checked

    • Legionella: stored water temperatures, sentinel taps, records
    • COSHH storage, labelling and ventilation
    • Guarding, isolation points and emergency stops
    • Access control — who goes in, and who knows they are in

    Why it matters

Plant rooms hold the risks nobody sees until something goes wrong: water, chemicals, heat and moving parts. The paperwork starts to matter the moment the door closes behind you.

  4. Kitchen

    Stop 04 / 05

    What gets checked

    • Cleaning chemicals: decanted, labelled, away from food
    • Ventilation, extraction and gas safety evidence
    • Extinguisher type and position; fire blanket within reach
    • Slips, spills and the route out with a hot tray

    Why it matters

The kitchen is where policy meets real life — a kettle, a mop bucket and a fridge full of somebody’s lunch. If the controls do not survive the tea break, they will not survive an incident.

  5. Exit

    Stop 05 / 05

    What gets checked

    • Final exit opens from the inside without a key
    • Escape route and assembly point still match the plan
    • Emergency lighting and exit signage
    • The handover: what gets fixed, by whom, by when

    Why it matters

Every walk ends at the door you hope nobody ever has to use. The last check is not the exit itself — it is whether the actions from the walk have an owner and a date.

Five stops is a start, not a survey. We scale the walk to the building, the work and the questions your team actually asks.

Walk your building with us

Consultancy

The walk finds it.
We help you fix it.

Only the things OJ actually does — from a retained consultant and a live policy set to fire doors, asbestos and the people side of compliance.

Training

Courses for the people
who do the walk.

Classroom, in-house and online — the courses OJ actually runs, from UKATA asbestos awareness to first aid. Training is where a policy becomes a habit.

Illustrative training record with three fields A paper training record fills in course, format and record fields: asbestos awareness, classroom or in-house, certificate issued. Illustrative record — not a real certificate. Course dates and availability are confirmed at booking.

Who we walk with

The building changes.
The walk doesn’t.

OJ’s services cover construction, property compliance and the everyday risk of a workplace with staff, visitors and a kettle. Four places that work starts.

Property & landlords

Asbestos surveys, legionella risk assessment, EPC surveys and fire risk assessments for the buildings you own or let.

Facilities & premises teams

Fire door inspections, extinguisher servicing, compartmentation surveys and noise assessments — the fabric of the building, checked.
